Roof Repair Cost UK 2026: Job-by-Job Prices, Day Rates and Access

Researched 2026 UK price ranges, each checked against two published sources. A guide for reading quotes, not a quote itself.

Most of a roof repair cost is fixed before a single tile moves. It depends on how the roofer reaches the fault, how many faults there are, and whether the first one hides a second. The tile or the tube of sealant is the small part of the bill.

This guide sets out what common roof repairs cost in the UK in 2026. Each range was checked against at least two published UK price guides. Where the guides disagree, the range shows the overlap and says so.

The short answer. Most UK roof repairs in 2026 cost between £150 and £1,200. A few slipped tiles sit near the bottom. A whole ridge re-bedded, a chimney re-flashed or a valley replaced sits near the top. Scaffold, at £600–£1,200 on a two-storey house, is the line that most often doubles a quote.

Roof Repair Cost by Job

These are typical 2026 prices for one job on an ordinary house, researched from published UK cost guides and cross-checked. They are estimates to help you read a quote, not quotes. They include labour and materials. Most exclude scaffold, which has its own section below.

JobTypical 2026 UK costNotes
A few slipped or broken tiles or slates£150–£400Mostly the visit and the access, not the tiles
Re-bed a whole ridge in mortar£300–£1,200Length of the ridge is the driver
Dry ridge fitted instead of mortaradd £200–£500On top of the re-bed price
Re-point or re-bed one verge in mortar£250–£700Per gable
Dry verge, semi-detached house£750–£1,000Full installation
Leak traced and fixed, one fault£150–£500Finding it is most of the work
Lead flashing repair, one area£200–£600
Chimney lead flashing renewed£400–£900
One roof valley replaced£400–£1,200Lead at the upper end
Small flat roof patch£200–£600Felt, EPDM or GRP
Gutter repair: a joint, a bracket or a short length£100–£250
Scaffold, two-storey house£600–£1,200Often a separate line

Two things stand out in that list. First, the cheapest jobs all cost about the same. Two tiles and six tiles land on nearly the same bill, because the roofer's morning is the real cost. Second, ridge and verge work has the widest spread. That is because nobody can price it well until they know how long the run is and how much mortar has already gone.

Ridges and Verges: Mortar or Dry Fix

The ridge is the row of capping tiles along the top of the roof. The verge is the edge of the roof at a gable end. On many older houses both are held on by a bed of sand and cement mortar. Mortar cracks as it ages. Then it drops out in lumps, the tiles work loose, and water gets in at the joint.

There are two ways to fix it. The roofer can lift the tiles, clean them and bed them back in fresh mortar. Or they can fit a dry system, which holds each tile down with mechanical clips and seals in place of mortar.

Mortar is the cheaper choice on the day. A full ridge costs £300–£1,200 to re-bed. A dry ridge adds £200–£500 on top. A mortar verge is £250–£700 per gable, while a dry verge on a semi runs £750–£1,000.

The case for dry fix is that it stops the repeat visit. One 2026 guide says a mortar ridge needs repointing every 20 to 40 years, and gives a dry ridge a 40 to 50 year life.

There is also a standards point. BS 5534, the British Standard for slating and tiling, has expected ridge and verge tiles to be mechanically fixed since 2015. That rule applies when a roof is re-covered. It does not force you to change a sound mortar ridge on an old roof. But if the whole ridge is coming off anyway, most roofers will price dry fix as an option.

Estate Roofs in Peterborough: the Repairs That Come Up Most

Peterborough became a New Town in 1967. Bretton came first, from 1970, then Orton from the mid-1970s, then Werrington and Paston. Many of those estate roofs were laid within about twenty years of each other, so a large share of them are now 35–55 years old and ageing together.

Estate houses of that era were typically roofed in concrete interlocking tile, with the ridge and the verges bedded in mortar. That is why the jobs in the table above come up so often on these streets. Mortar dropping out of a ridge or a gable edge, concrete tiles that have slipped or cracked, and felt garage roofs that have started to blister are all common signs of age rather than bad luck.

The age matters for the repair-or-replace test further down. Concrete tile typically lasts 40–60 years, so a township roof in its late forties may be close to the point where a run of repairs costs more than a new covering. Our notes on estate roofs explain what end of life looks like on these roofs, and when dry-fixing the ridge and verges during a repair is worth the extra.

Scaffolding: Why Access Can Cost More Than the Repair

On a two-storey house, scaffold for a repair usually costs £600–£1,200. Set that beside a £150 tile job and the problem is plain. The access can cost four times the work it is there to reach.

That is why quotes for the same fault can sit so far apart. One roofer may reach a slipped tile from a roof ladder. Another may say the pitch or the height needs a tower. A third may insist on full scaffold because the job runs along the ridge or round a chimney. Each can be right for the way they work.

A few habits keep the access cost down:

  • Ask each roofer, in writing, what access their price includes.
  • If two jobs need doing, have them priced as one visit under one scaffold.
  • Ask how long the scaffold is booked for, and who pays if the job overruns.
  • Be wary of a quote with no access line at all on a two-storey job.

A single-storey roof is the exception. A roofer can often reach a porch, a bay or a garage from a ladder or a small tower. That is one reason repairs on lower roofs cost so much less.

How Much Should a Roofer Charge per Hour?

Very few roofers price by the hour. They price by the job, and behind that by the day. Hourly rates tell you little, because most roofers have a minimum charge just to turn up, load the van and set up safely.

Published 2026 figures show the spread. One trade survey puts the national day rate at £150–£270, or £19–£35 an hour. Another puts it at £245–£430 a day, with £290 as the average. A third gives £200–£450 a day per fitter, and notes that a team is usually two or three people.

So a roofer who says a job is "half a day" is not quoting half a day rate. The price has to cover the second person on the ladder, the travel, the waste and the time lost if rain stops work. That is why two small jobs on one visit cost far less than two visits.

When a firm quotes an hourly rate, ask for the minimum charge and the number of hours the job will take. Then compare the total, not the rate.

Roof Leak Repair Cost: Paying for the Search

A roof leak repair cost is really two costs. One is finding the fault. The other is fixing it. The fix is often small. The search is where the skill lies.

Water rarely comes in where the stain shows. It runs along the underlay and the battens first, then drops onto the ceiling a metre or two away. A roofer who traces it to one slipped tile or one split in the flashing will fix it for £150–£500. A roofer who guesses may replace the wrong tiles, come back, and charge access twice.

Rule out the cheap causes before anyone climbs up. A blocked or split gutter can push water back under the tiles or down the wall, and the stain looks just like a roof leak. A gutter repair costs £100–£250. Look at the gutters after heavy rain from the ground. If water spills over the front, the leak may not be the roof at all.

Repair or Replace: a Test You Can Run

Every repair buys time. At some point it stops being good value. The 2026 guides give a few clear signs.

  • More than 20 to 30 percent of the tiles have slipped, cracked or gone.
  • You have paid for three or more repairs in five years.
  • The felt or battens are failing, which you can often see from the loft.
  • The covering is near the end of its life. Concrete tiles typically last 40 to 60 years.

If none of those apply, repair it. If two or more apply, get a re-roof price next to the repair price before you decide. Our guide to what a new roof costs sets out the re-roof figures to compare against. A roof that needs scaffold for a repair every winter is costing you access fees on a roof you will soon replace anyway.

Storm Damage and the Excess

Sudden storm damage is often covered by a buildings policy. Slow wear, such as mortar that has been cracking for years, usually is not. The line between them is decided on evidence.

The excess matters too. If a gale lifts a few tiles and the repair is £300, a claim may save you very little once the excess comes off. It may also cost you your no-claims discount.

Bigger damage is a different case, such as a lifted slope or water through a ceiling. Take photos from the ground first. Note the date. Tell your insurer before permanent work starts, and ask the roofer for a written note of the cause. Our guide to roof leaks and home insurance explains how insurers usually tell storm damage from wear and tear.

How to Read a Roof Repair Cost Quote

A figure on a card is not a quote you can compare. A proper one has four things on it.

  • Access, named and priced. Ladder, tower or scaffold, and how long it is booked for.
  • Materials, named. The tile or slate type, whether it is new or reclaimed, and whether the ridge is mortar or dry fix.
  • The plan if rot turns up. Battens and rafter ends can be worse once tiles come off. The quote should say how extra work is charged.
  • VAT and waste. Whether VAT is in the price, and whether the old tiles and mortar are taken away.

Watch for the doorstep version of a repair. Someone knocks, says they saw a loose tile from the road, and offers a quick fix. Once on the roof, the job grows. A genuine roofer will put any extra work in writing, with photos, before you agree to it.

Our Verdict: Roof Repair Cost This Year

Plan on £150–£1,200 for most roof repairs this year. The low end covers a few tiles. The high end covers a ridge, a chimney or a valley. The roof repair cost that catches people out is the access, so ask about scaffold before you compare anything else.

Get every quote in writing with access, materials, extras and VAT shown. If the roof has had three repairs in five years, price a re-roof before you pay for a fourth.

Common Questions

How much does it cost to fix a roof leak in the UK?

Tracing and fixing one leak, such as a slipped tile or a split in the flashing, typically costs £150–£500 in 2026. The fix is often quick. Most of the cost is the visit, the access and the time spent finding where the water gets in. Rule out a blocked gutter first.

How much does it cost to replace a few roof tiles?

Replacing a few slipped or broken tiles or slates usually costs £150–£400. The tiles themselves cost little. You are paying for the visit, the ladder or tower and an hour or two of a roofer's time. That is why two tiles and six tiles cost almost the same.

How much does it cost to re-bed a ridge?

Re-bedding a whole ridge in fresh mortar typically costs £300–£1,200, depending mostly on how long the ridge is. Fitting a dry ridge system instead adds around £200–£500. Scaffold is usually extra, because a roofer has to work safely along the full length of the ridge.

Is dry ridge worth the extra cost?

Often, yes, if the whole ridge is coming off anyway. A dry ridge costs £200–£500 more than mortar but uses clips and seals that do not crack. One guide says mortar needs repointing every 20 to 40 years. On a sound mortar ridge with one loose tile, a simple repair is fine.

How much does roof scaffolding cost for a repair?

On a two-storey house, scaffold for a repair usually costs £600–£1,200. It can cost more than the repair itself. Single-storey roofs can often be reached from a ladder or tower instead. Ask every roofer what access their price includes, and group jobs under one scaffold.
